Many people desire the charm and soul of older neighborhoods with their tree-lined streets, strong sense of history and proximity to downtown, trails and schools. At the same time, the conveniences and efficiencies of a new house can often better meet the needs of the modern family. It is possible to have both by building or remodeling a home in and around the established central neighborhoods and Historic Districts.

Navigating through municipal review processes for downtown residential projects can be challenging and even discouraging. We have significant experience with this type of in-town (also called infill) residential development including site identification and analysis, design and construction of new homes as well as remodeling or adding to older homes.

New Homes

Vacant lots: believe it or not, there are some vacant lots left in town. These make great sites for new home projects. The new house must be “compatible” with the neighborhood in terms of mass and scale therefore, this compatibility requirement certainly supports more traditional designs; however, it is not intended to prohibit contemporary design.

Demolition: some homes in downtown are beyond logical repair and do not contribute to the historic pattern or overall fabric of the neighborhood. It may be possible to demolish parts or all of an existing structure to make room for a new appropriately designed home that will be an asset to the neighborhood.

New Parcels: an underutilized larger or corner lot in town may be a candidate for subdivision or an exemption to rearrange the lot lines and create a second lot for a new home site.

Remodels/Additions

Remodel: consider renovating an existing home. Improvements to energy efficiency, better integration of indoor and outdoor spaces and increased use of natural light can often be accomplished by simple changes such as removing or shifting walls and adding doors, windows and/or dormers.

Addition: an addition to a historic home can increase square footage without comprising the original design.

Accessory Dwelling Units (also called ADUs): adding a small apartment or flat above a garage is a great way to allow friends and visitors a separate but convenient place to stay, to provide independent living quarters for caretakers, parents or college-aged kids and to help pay the mortgage. Note that some zoning districts or covenants don’t allow ADUs and others have specific size, height and parking requirements. A careful and comprehensive analysis of site, structure and program will reveal suitability and potential.

Congratulations to all those who participated in the 4th Annual Longest Day of Trails today! The Longest Day of Trails is a dawn-to-dusk fundraiser & membership drive for the Gallatin Valley Land Trust (GVLT). The event highlights GVLT’s work to expand, improve & maintain Bozeman’s Main Street to the Mountains trail system and was founded by Dan Harding in 2007. Link to pamphlet

“Intrinsekts” auctioned for Hawthorne School

Dan and Rob designed and fabricated five “bugs” from scraps of Archweld shop metal for the Annual Hawthorne School Celebration of the Arts. Groups of third grade students then selected the color palette for each piece. During the auction, the bugs brought in a total of $1,960 for the school’s art program!

Kevin Mundy Memorial Bridge wins AIA Small Projects Award

Bozeman Peaks Condominiums, Phase II out to bid

HRDC’s Bozeman Peaks Condominiums, Phase II is out to bid until May 14th, 2010 at 4pm. This affordable housing project includes the use of federal funds through the Neighborhood Stabilization Program. The work generally consists of construction of a 42,055 (+/-) square feet, 3-story, 36-unit residential building and related site improvements. Intrinsik is proud to announce our official graduation from the Yellowstone Business Partnership’s Uncommon Sense program. UnCommon Sense has a curriculum that equips businesses to make desired changes in their daily operations and empowers them to become sustainability leaders in their communities and industry sectors.
